Skylight Replacement and Installation

Old acrylic bubble skylights yellow, leak and let the heat in. We replace them with VELUX skylight systems, add new skylights and Sun Tunnels where a room needs daylight, and reflash or remove skylights that have reached the end of their life, ideally while the roof is open.

What we do

Skylight Services

Installing a new skylight with integrated flashing during a reroof
Installing a new skylight with integrated flashing during a reroof

Skylight replacement

Remove the old unit, curb and flashing, and install a new VELUX deck- or curb-mounted skylight with engineered flashing that is integrated into the roof underlayment and covering.

New skylight installation

Cut in a new skylight where a kitchen, bath or hallway needs daylight. We frame the opening, build the light shaft, flash it and leave the drywall ready for finish.

Sun Tunnel skylights

Tubular daylighting for closets, laundry rooms and hallways where a full skylight will not fit. Rigid or flexible tunnels, installed in a few hours.

Skylight leak repair

Most skylight leaks are failed flashing or a cracked dome, not the roof. We diagnose the real cause and reflash or replace, rather than caulking over it.

Removal and roof infill

Two skylights you never wanted? We remove them, frame and sheathe the openings, patch the ceiling to paint-ready, and run the new roofing straight across.

Shades, remotes and solar

Solar-powered fresh air skylights with rain sensors, pre-installed blackout or light-filtering shades, and remote or app control.

VELUX skylight systems

The Skylights We Install

VELUX has made skylights for more than 80 years. Every unit we install is a complete system: the skylight, engineered flashing that integrates with the roof underlayment, and optional pre-installed shades and controls. Choose how much control you want over light and air.

20 to 30 yearsAverage skylight service life, per VELUX. Old domes past that age should be replaced, not resealed.
No Leak warrantyVELUX warrants the skylight, flashing and installation against leaks for 10 years when installed with the VELUX flashing kit.
Up to 46% betterA pre-installed skylight shade can improve energy performance by up to 46%, depending on skylight size and location.
Fixed skylight

Fixed skylight

Daylight only, no ventilation. The most affordable way to brighten a hallway, stairwell or living room. Deck- or curb-mounted, with optional pre-installed shades.

Manual fresh air skylight

Manual fresh air skylight

Opens with a control rod or crank to vent warm air and steam. A good fit for kitchens and baths where the skylight is within reach.

Electric fresh air skylight

Electric fresh air skylight

Opens and closes by remote or wall control and shuts itself when the rain sensor detects moisture. Wired to the house during the install.

Solar powered fresh air skylight

Solar powered fresh air skylight

A solar panel charges the battery that runs the skylight and its shades, so there is no wiring. Rain sensor included, and the easiest upgrade on an existing roof.

Sun Tunnel skylights

Tubular daylighting for closets, laundry rooms, hallways and baths where a full skylight will not fit. A rooftop dome, a reflective tunnel and a ceiling diffuser, installed in a few hours with no drywall work.

VELUX rigid Sun Tunnel
Rigid tunnel: brightest light on straight runs between roof and ceiling.
VELUX flexible Sun Tunnel
Flexible tunnel: routes around rafters, ducts and attic obstructions.

Timing

Replace Them With the Roof

New skylights installed with a new roof
New skylights and a new roof, flashed as one system

A skylight is only as watertight as the flashing around it, and that flashing is woven into the roof. The right time to replace old skylights is the day the old roof comes off.

  • The new flashing kit is integrated with the new underlayment and roofing, not patched into an old roof.
  • One crew, one permit, one cleanup, and no second trip that cuts into a new roof.
  • The roof and skylight warranties start together.
  • Old acrylic domes are replaced with insulated glass that cuts heat gain and noise.
  • Skylights you do not want can be removed and the openings framed, sheathed and roofed over with no visible transition.

Every roof replacement estimate we write lists each skylight on the roof with a replace, keep or remove option, so you can decide before the work starts.

Questions

Skylight Replacement FAQ

How long do skylights last?

VELUX puts the average life of a skylight at 20 to 30 years. If yours are original to the house, or the domes have clouded and the seals have failed, plan to replace them.

Should I replace my skylights when I replace the roof?

Yes, and VELUX recommends the same. Doing both at once means the flashing is integrated into the new roof, one crew and one set of scaffolding, and the roof and skylight warranties start together. Replacing a skylight after a new roof means cutting into it.

Is the leak coming from the skylight or the roof?

Usually the flashing around the skylight or a cracked dome. We check both before recommending anything, and we will tell you if the roof around it is the real problem.

Can a skylight be removed instead of replaced?

Yes. We remove the unit, frame and sheathe the opening to match the deck, and roof over it so there is no visible transition. Interior drywall and paint can be included or left to your finish contractor.

What sizes and types are available?

VELUX fixed, manual fresh air, electric fresh air and solar-powered fresh air skylights come in standard deck-mount and curb-mount sizes that fit most existing openings, plus Sun Tunnels in 10-inch and 14-inch. We measure your openings at the inspection.
